Our Process
The Home Building process can be overwhelming and very confusing. At Benchmark Construction Co. we are dedicated to making the process as smooth as possible. There will always be bumps, but our promise to you is that we will minimize the bumps by being transparent about realistic expectations up front. We want to make you feel as comfortable and confident as possible throughout the process. At Benchmark Construction Co., you will have 100% access as the owner, 100% of the time and a dedicated on site supervisor throughout the build.
1. Site Inspection
This is a “Boots On The Ground” step that is quite possibly the most crucial part of the project. This will determine a complete needs list and how the lay of the land will determine the overall cost of construction and what house will best fit the location. This will also determine the needs for proper permitting. Because we are a “One Off” Custom Builder, we will take care the entire infrastructure needs to make your house a home. i.e; Septic, Well, Power, Road, Clearing, Pool, Irrigation, Fencing, Etc, and all these needs will be priced based on the location of the property.
2. Design
This is to ensure the house built is for you, not us. We have several local, and very qualified designers/vendors available to assist you in this personal process. Not all clients need a designer, possibly they have their own plans. Benchmark Construction Co. is happy to work with you in any way we need to. You Dream it, We Build It.
3. Estimating
Once a final completion of plans, we prepare transparent line item estimate based on your needs/wants. Estimate will include detailed/realistic budgets for all needed finishes for the house. At this time, any needed changes will be made.
4. Construction Financing
In the Construction process, the design and the financing go hand-in-hand. In most cases the bank, will require a cost breakdown and singed contracts from your builder for the loan application process to begin.
5. Permitting
Based on location of the build, there could be several or very few in the way for permitting.
6. Construction
The actual build of your homes can take a little as 5 months and generally no more than 8 months. But, the complexity of the house and needed site work will be the overall determining factor. Our goal is to set realistic expectations on time, and with out compromising any quality, do our very best to build within the expected timeline.
